What you can tell your client.

A price you can quote on the phone

$500 up to 1,999 sq ft. $650 from 2,000 to 3,500. Quoted individually above that. Radon $150 on the same visit. No trip charge anywhere in our service area, so the number you give at the kitchen table is the number on the invoice.

Deadlines get treated as deadlines

Tell us the contingency date when you book. If we cannot make your window we will say so on the phone instead of taking the booking and hoping.

A report your client can actually read

Electronic report, every finding photographed, written in plain English. Findings are separated into what moved and what is cosmetic, so your client is not negotiating against a hairline shrinkage crack.

We take the follow-up call

Questions after the report lands are part of the job, not an upsell. If a buyer needs to hear what a finding actually means before they write a repair request, put them on the phone with us.

Add-ons scheduled in one visit

Radon and termite/WDO get scheduled with the inspection so your client is not coordinating three appointments. Say so at booking and we set the right window.

How we handle the report, and why it matters to you

The fastest way to blow up a deal is a report that reads like everything is broken. Inspection software will happily flag forty items on a well-maintained house and give a buyer no way to tell a $12 fix from a $12,000 one.

We write the report so the difference is obvious. Safety items and things that moved go first, with photographs and plain-English explanation of what the condition actually is. Maintenance and cosmetic findings are identified as maintenance and cosmetic. A vertical hairline crack in a poured basement wall is reported as ordinary shrinkage, because in this county that is usually exactly what it is — and when a wall has genuinely moved, that gets a structural engineer recommendation and its own place in the report.

What we will not do is tell your client whether to buy the house, estimate repair costs, or negotiate for them. That is your job and we stay out of it. What we will do is answer the technical question underneath the negotiation as many times as it takes.

Inspections are performed to the InterNACHI Residential Standards of Practice. Anything outside that scope — septic, wells, pools, chimney flues by camera — is called out as outside scope in the report rather than left ambiguous.
