Jefferson County

Louisville and the metro. The oldest housing stock we work in by a wide margin — a median build year of 1963 across the homes in our records — which makes it the county where wiring, supply piping and drain material questions dominate the report. EPA Radon Zone 1.

Meade County

West along the Ohio River. Brandenburg is the county seat and the largest town, with Ekron, Guston and the surrounding rural properties behind it. Predominantly basement construction, Radon Zone 2, and a higher share of properties on well and septic than in Hardin County.

Grayson County

Leitchfield, Clarkson and Falls of Rough, south-west along the Western Kentucky Parkway. Heavily crawlspace, Radon Zone 2, and a lot of acreage properties on well and septic.

Bullitt County

Shepherdsville and Mount Washington, north-east toward the metro. EPA Radon Zone 1, and the highest share of slab-on-grade construction of any county we cover regularly.

Nelson County

Bardstown and the surrounding county. Crawlspace-dominant, newer than the counties around it in our records, and EPA Radon Zone 1.

Larue County

Hodgenville and the surrounding county, just south of us. Older stock than Hardin County — 44% of the homes in our records pre-date 1978 — and split close to evenly between basement and crawlspace.

Breckinridge County

Irvington, Hardinsburg and the western edge of our range. Rural, crawlspace-dominant, older, and almost entirely well and septic.

Shelby County

Shelbyville, east toward Frankfort. Newer and larger than most of what we inspect, and at the outer edge of the no-trip-charge area.

Hart County

Munfordville and the surrounding county to the south. EPA Radon Zone 1, and the Kentucky Geological Survey places Munfordville in the Western Pennyroyal karst region.

Taylor County

Campbellsville, at the far south-east of our range. The oldest median build year and the highest share of aluminum-era homes outside Louisville, plus EPA Radon Zone 1.

Oldham County

Crestwood and the surrounding county, north-east of Louisville. The largest median home size of anywhere we work, and a high share of homes built in the polybutylene plumbing window.

How our coverage actually works

Three things decide whether we can take a job, and none of them is a map.

Distance. Inside about forty miles of Elizabethtown there is no trip charge and no debate. Beyond that we still go — we have completed inspections in more than twenty-five Kentucky counties — but drive time comes out of the day, so how far out we can reach depends on what else is on the calendar that week.

Your deadline. The number that matters is the date your inspection contingency expires. Give us that date when you call. If we cannot make it, you need to know today so you can call someone who can, and we would rather lose the job than cost you the contingency.

What the house needs. Radon takes a placement visit and a retrieval visit, so a radon test on a tight timeline has to be scheduled differently than a standalone inspection. Say at booking what add-ons you want and we build the right window instead of discovering the problem on inspection day.

What is your service area?

Roughly a forty-mile radius from Elizabethtown, with no trip charge inside it: Hardin, Meade, Bullitt, Nelson, Grayson, Larue, Breckinridge, Taylor, Hart, Shelby, Oldham and Jefferson counties. We have completed inspections in more than twenty-five Kentucky counties, so if your town is not listed, call and ask.

Do you charge a trip fee?

Not inside the service area. Pricing is by square footage: $500 up to 1,999 sq ft, $650 from 2,000 to 3,500, quoted individually above that, and radon $150 on the same visit. The number you are quoted is the number you pay.

Do you inspect in Louisville?

Yes, regularly — Louisville is the second-largest share of our completed inspections after Elizabethtown. It is also the oldest housing stock we work in, with a median build year of 1963 across the homes in our records, so a Louisville inspection tends to centre on wiring, supply piping and drain material.

Can you inspect if I am PCS'ing to Fort Knox and cannot be there?

Yes, and it is routine. Tell us your contingency deadline when you book. Every finding is photographed, your agent can walk the house with the report open, and we will take your follow-up call.

How far in advance do I need to book?

Call as soon as you are under contract. Availability moves week to week, and the earlier we have your contingency date the more room we have to work with. If you are up against a deadline, say so on the phone.
