New and near-new construction is the norm here

On a newer Mount Washington house the report tends to fill up with the last ten percent of the job: downspouts that discharge two inches from the foundation, a missing or reversed drip edge, unsealed penetrations where the plumbing vent and the bath fan leave the roof, attic access hatches with no insulation or weatherstripping, and a dryer duct crushed behind the machine. The sequence we follow is water first, then wood, then everything mechanical. Where is water getting in, how long has it been doing it, what has it done to the framing, and what is the ductwork, insulation and plumbing down there doing in that environment.
The two repairs we recommend most are also the two cheapest: get the downspouts discharging six to ten feet from the foundation, and get a continuous vapor barrier over the entire soil surface with the seams lapped. Encapsulation and a dehumidifier are the right answer for some houses, but a lot of crawlspaces in this area are wet for reasons that start at the gutters.
Slab-on-grade homes
17% of the Mount Washington homes we have inspected are built on a slab, a higher share than most of the towns around here. A slab removes a whole category of problems — there is no crawlspace to get wet and no basement wall to bow — and replaces it with one specific limitation: the supply and drain lines under the concrete cannot be seen.
So on a slab house we inspect the things that tell us about what we cannot see. Water pressure and flow at fixtures run together. Warm spots on the floor. Unexplained high water bills the seller mentions in passing. Hairline cracks in the slab are ordinary shrinkage; cracks with vertical displacement, or doors and window frames out of square on the same side of the house, are not.
The other slab-specific item is the exterior. On a slab the finished floor sits close to grade, so we pay close attention to how the soil, patio, driveway and mulch beds sit relative to the top of the slab and the bottom of the siding. Four inches of clearance disappears fast when landscaping gets added twice.
Smaller homes still get the full scope
The median Mount Washington home in our records is 1,560 square feet. Smaller houses get inspected to exactly the same standard — the InterNACHI Standards of Practice do not scale with square footage — but the findings tend to concentrate differently. In a compact house the mechanical systems are often in a closet or a crawlspace rather than a dedicated mechanical room, clearances around the furnace and water heater are tighter, and additions and enclosed porches are more common.
Additions are worth a specific mention. A room that started as a carport or a covered porch and got walled in later is one of the most frequent sources of findings we see: roof tie-ins that leak, floors framed too close to grade, heat and returns that were never extended into the new space, and electrical that was run without a permit. We look at where the original house ends.
HVAC: the data plate tells you more than the thermostat
We start at the data plate. Serial numbers date the equipment, and age is the most useful single number you can have about an HVAC system. Gas furnaces commonly run fifteen to twenty-five years, air conditioners and heat pumps twelve to eighteen. A system that runs perfectly on inspection day and is nineteen years old is a budgeting item, and it should be in your head before you negotiate.
Heat pumps are common in this area and they are also the system buyers most often misunderstand. A heat pump moves heat rather than making it, which is why the supply air feels cooler than a gas furnace's. Emergency or auxiliary heat is resistance heat strips, and it is expensive to run — a heat pump stuck in EM heat can double a winter bill without anything looking broken. We check that the changeover works and that EM heat is not simply running.
Geothermal shows up here as well, and it is a different animal: the loop field is buried and cannot be inspected visually, the desuperheater may be tied to the water heater, and service is a specialist trade rather than a general HVAC call. If the house has a geothermal system, we report what is visible at the equipment and recommend records from the installing contractor.
Private wells and water testing
Where a Mount Washington property is on a private well rather than public water, the water itself is not part of a standard home inspection. That is worth saying plainly, because buyers routinely assume it is covered.
Two separate questions matter. Quality — a basic panel tests for total coliform, E. coli and nitrates, and it is inexpensive. Quantity — the well's recovery rate, which a standard inspection does not measure and which is the thing that actually strands a family in August. If the house is on a well, ask the seller for the well log, the drilling depth and any prior water test results.
What we do report is the visible equipment: the pressure tank and whether it is waterlogged, the pressure switch and gauge, the cycle range, the wellhead condition and whether the casing is properly capped and terminated above grade, and whether there is treatment equipment in the house that somebody installed for a reason.
Radon testing in Mount Washington
The EPA places Bullitt County in Radon Zone 1 — the highest of the three categories, meaning the predicted average indoor screening level for the county is at or above the EPA action level of 4 picocuries per liter. That is the tier where the EPA's own guidance is that homes should be tested.
Read that carefully, though, because the zone map is a county average and you are not buying a county. Radon comes out of the soil and rock under one specific house, and it gets in through one specific set of foundation penetrations, so two houses on the same Mount Washington street can test very differently. A Zone 1 designation is a reason to test, not a prediction about the house you are under contract on.
