What Louisville homes are built on

The age of the housing stock is the whole story here
67% of the Louisville homes in our records were built before 1978, and the median one dates to 1963. That single number changes what an inspection of a Louisville house is actually about. On a 1960s or 1950s house we are not hunting for builder punch-list items — we are reading how well sixty or seventy years of repairs, additions and system swaps were done, and which original components are still in service past their design life.
The four things that most often turn up on a house of that vintage are the electrical service, the supply piping, the drain piping and the roof structure. Original 60-amp or early 100-amp service panels are undersized for how a family uses a house now. Galvanized steel supply lines corrode from the inside, so the pipe looks fine and the shower pressure does not. Cast-iron waste lines scale and develop bellies that hold water. And a roof framed with true dimensional lumber and rafters will often have been re-covered two or three times, sometimes over the old layer.
None of that means walk away. It means price it. A buyer who knows before closing that the panel needs replacing is in a different negotiation than one who finds out in February.
Aluminum branch wiring
11% of the Louisville homes we have inspected were built between 1965 and 1973, the period when single-strand aluminum was used for ordinary 15- and 20-amp branch circuits. Aluminum expands and contracts more than copper and oxidizes at the connection, so the failure point is not the wire — it is the screw terminal at an outlet, switch or splice, where resistance builds up and the connection heats.
The Consumer Product Safety Commission found that homes wired this way are far more likely to have a connection reach fire-hazard conditions than homes wired in copper. The accepted repairs are a COPALUM crimp or AlumiConn connectors at every device, done by a qualified electrician — not simply swapping in CO/ALR devices and calling it finished, and definitely not pigtailing with standard wire nuts.
We pull device covers where we can safely do so and report what we find. If the house has aluminum branch circuits, that goes at the top of the report, not in the middle of it.
Basements and foundation cracks — what is normal and what is not
57% of Louisville homes in our records have a basement, so foundation walls are the thing buyers here ask about most, and usually the thing they worry about most unnecessarily.
Concrete cracks. Plenty of basements in this county have hairline vertical cracks that have not moved in thirty years and never will. Poured walls shrink as they cure, and block walls settle a little in the first years. A thin vertical crack with no offset between the two sides, no active water, and no pattern repeating around the room is a cosmetic finding, and we will say so in the report rather than leave you guessing.
What we do take seriously is displacement. A horizontal crack partway up a block wall, stair-step cracking that follows the mortar joints near a corner, a wall bowing inward, one side of a crack sitting proud of the other, or a crack wider at one end than the other — those describe something that moved, and something that moved once can move again. That gets a structural engineer, not a caulk gun, and it belongs in a different part of the report than the cosmetic findings.
We also check what the basement is doing to the rest of the house. Ductwork and water heaters live down there, so moisture becomes an air quality question and a service life question, not only a foundation one. Rust at the base of the furnace cabinet tells you something the walls will not.
Slab-on-grade homes
16% of the Louisville homes we have inspected are built on a slab, a higher share than most of the towns around here. A slab removes a whole category of problems — there is no crawlspace to get wet and no basement wall to bow — and replaces it with one specific limitation: the supply and drain lines under the concrete cannot be seen.
So on a slab house we inspect the things that tell us about what we cannot see. Water pressure and flow at fixtures run together. Warm spots on the floor. Unexplained high water bills the seller mentions in passing. Hairline cracks in the slab are ordinary shrinkage; cracks with vertical displacement, or doors and window frames out of square on the same side of the house, are not.
The other slab-specific item is the exterior. On a slab the finished floor sits close to grade, so we pay close attention to how the soil, patio, driveway and mulch beds sit relative to the top of the slab and the bottom of the siding. Four inches of clearance disappears fast when landscaping gets added twice.
Gutters, downspouts and grade — the cheapest fix in the report
More findings in a typical Louisville report trace back to water management outside the house than to anything else, and it is the one category where a few hundred dollars of work prevents a five-figure repair.
A thousand square feet of roof sheds roughly six hundred gallons in a one-inch rain. All of that lands in the gutters and comes out of the downspouts, and where it goes from there decides what happens to the foundation, the crawlspace and the basement. Downspouts that dump at the corner of the house are putting hundreds of gallons against the footing several times a month.
What we look for: extensions carrying discharge six to ten feet out, gutters that are actually pitched and not full of debris, grade that falls away from the foundation for the first ten feet, mulch and landscape beds that have not built up above the siding line, window wells with drainage, and splash blocks that are still pointing the right direction. Almost none of it needs a contractor.
Attic ventilation and insulation
The attic is where you find out how the rest of the house is going to age. Ventilation is a balance question, not a quantity question: intake at the soffits and exhaust at or near the ridge, roughly matched. Plenty of the Louisville attics we open have ridge vent and no usable intake, because the soffit vents are packed solid with blown insulation or were painted shut.
Get that wrong and the consequences show up somewhere else: shingles cooking from underneath in summer, condensation on the roof deck sheathing in winter, ice damming at the eaves, and a cooling bill that does not match the equipment. Mixing exhaust types — a powered vent and a ridge vent on the same attic space — can make it worse by short-circuiting the airflow.
On insulation we report depth and coverage rather than a guaranteed R-value, and we pay attention to the edges, where batts get pushed back off the top plate, and to the attic hatch, which is often the single largest uninsulated hole in the ceiling. Bath fans terminating in the attic instead of through the roof are a standing finding.
Radon testing in Louisville
The EPA places Jefferson County in Radon Zone 1 — the highest of the three categories, meaning the predicted average indoor screening level for the county is at or above the EPA action level of 4 picocuries per liter. That is the tier where the EPA's own guidance is that homes should be tested.
Read that carefully, though, because the zone map is a county average and you are not buying a county. Radon comes out of the soil and rock under one specific house, and it gets in through one specific set of foundation penetrations, so two houses on the same Louisville street can test very differently. A Zone 1 designation is a reason to test, not a prediction about the house you are under contract on.

What karst geology changes — and what it does not
The Kentucky Geological Survey maps Louisville within the Inner Bluegrass karst region. Karst means the limestone bedrock is soluble, and groundwater has opened voids and conduits in it, with sinkholes at the surface.
It is not. Concrete shrinks and cracks, and a hairline vertical crack in a Louisville basement wall is usually exactly what it looks like. What karst changes is the second question. When we do find displacement — a wall that has moved, a floor slab that has dropped at one corner, a crack that is wider at one end — karst is the reason we recommend a structural engineer look at it rather than a crack-injection contractor. In this geology, movement is worth understanding before it is worth patching.
The other karst-specific items are surface drainage and septic. A closed depression in the yard that holds water after a storm and then drains away with no outlet is worth understanding before you buy. Where the property is on septic rather than sewer, karst affects how the system was permitted and how it performs. And if the house has a well, karst terrain means surface contamination can reach groundwater quickly — water testing is a reasonable add-on, not paranoia.
