Buying off post: where people actually land
Most Knox families end up in one of four places, and the housing stock in each is genuinely different. It is worth knowing which problem set you are shopping into before you write an offer.
PCS timelines and buying a house you have not stood in
The hard part of a PCS purchase is not the inspection. It is that the inspection period is running while you are still at your losing installation. Two things make that work.
First, tell us the deadline when you book. If your contingency expires Friday, say Friday. We schedule around real dates rather than convenient ones, and if we cannot make your window we will tell you that on the phone instead of taking the booking.
Second, use the report the way it is built to be used. Every finding is photographed. If you are three states away, the report plus a call is how you see the house. Your agent can walk it with the report open. Ask us the follow-up questions — that is part of what you paid for, and we would rather answer them before you close.
The VA appraisal exists to protect the lender's collateral and to check the property against the VA's Minimum Property Requirements. It is not a condition report, the appraiser is not inspecting the systems, and it will not tell you the age of the HVAC or what is happening in the crawlspace. The two documents answer different questions, and only one of them is working for you.
Radon around Fort Knox
The EPA places Hardin County in Radon Zone 2, which predicts a county average indoor screening level between 2 and 4 picocuries per liter — below the 4 pCi/L action level, but not low.
Zone 2 is the tier where people most often talk themselves out of testing, and it is the tier where we most often find that they should not have. The map predicts a county average. Radon is a soil gas, it enters through the particular cracks, sumps and penetrations in one particular foundation, and houses a hundred yards apart in the Fort Knox area can and do test on opposite sides of the action level. The only way to know a number for the house you are buying is to test the house you are buying.
We run radon testing for $150 when it is added to the same visit as the home inspection. The device sits in the lowest livable level under closed-house conditions, and you get the result with your report.
Karst geology at Fort Knox
The Kentucky Geological Survey puts Fort Knox in the Western Pennyroyal karst region, one of the two most sinkhole-prone areas of the state. Karst means the limestone under the soil is soluble, so groundwater has cut voids, conduits and sinkholes into it over a very long time.
It is not. Concrete shrinks and cracks, and a hairline vertical crack in a Fort Knox basement wall is usually exactly what it looks like. What karst changes is the second question. When we do find displacement — a wall that has moved, a floor slab that has dropped at one corner, a crack that is wider at one end — karst is the reason we recommend a structural engineer look at it rather than a crack-injection contractor. In this geology, movement is worth understanding before it is worth patching.
The other karst-specific items are surface drainage and septic. A closed depression in the yard that holds water after a storm and then drains away with no outlet is worth understanding before you buy. Where the property is on septic rather than sewer, karst affects how the system was permitted and how it performs. And if the house has a well, karst terrain means surface contamination can reach groundwater quickly — water testing is a reasonable add-on, not paranoia.
