Aluminum branch wiring

The water side matters just as much and costs far less to fix. We look at where the downspouts discharge, whether the grade falls away from the house for the first ten feet, whether there is efflorescence or a rust line on anything stored against the wall, and whether the sump runs in dry weather. Most wet Radcliff basements are wet because of something happening outside the wall.
Roof covering: what we can tell you and what we cannot

We remove the panel cover where it is safe to do so, because almost everything worth reporting is behind it. Service size, breaker and conductor sizing, double-tapped breakers, neutrals and grounds sharing a bar in a subpanel, missing knockout covers, unsecured cables, and evidence of heat — discoloration, melted insulation, that particular smell.
Panel brand matters more than most buyers expect. Federal Pacific Stab-Lok and Zinsco panels are widely reported to have breakers that may not trip reliably under fault. They are not a recall and many are still in service, but most inspectors, including us, flag them and recommend evaluation by an electrician, and some insurers ask about them by name.
Outside the panel we test GFCI protection at kitchens, baths, garages, exteriors and unfinished basements, and check for AFCI protection where the vintage of the house makes it applicable. Reversed polarity, open grounds and three-prong receptacles on two-wire circuits are common findings and are inexpensive to correct.
