Polybutylene supply piping is the number-one find in Crestwood

That is the highest-consequence single item we look for in this town, and it is why we get under the house and open the mechanical closet before we do anything else.

Polybutylene is a flexible gray or blue plastic pipe, usually about a half inch or an inch, and you will most often see it at the water heater, at the main shutoff, and running through the crawlspace or basement ceiling. It fails from the inside out — chlorinated water degrades the pipe wall and the plastic fittings — so a line can look perfect the day we inspect it and split six months later. There is no test that tells you how much life is left in it.

Why it matters before you close

Some insurance carriers will not write a policy on a home with active polybutylene supply lines, and others will write it with a plumbing exclusion. If we find it, call your insurance agent before your inspection contingency expires, not after. A whole-house repipe in this market is a real number, and it is a far easier conversation during the inspection period than it is at the closing table.

Basements and foundation cracks — what is normal and what is not

Concrete cracks. Plenty of basements in this county have hairline vertical cracks that have not moved in thirty years and never will. Poured walls shrink as they cure, and block walls settle a little in the first years. A thin vertical crack with no offset between the two sides, no active water, and no pattern repeating around the room is a cosmetic finding, and we will say so in the report rather than leave you guessing.

What we do take seriously is displacement. A horizontal crack partway up a block wall, stair-step cracking that follows the mortar joints near a corner, a wall bowing inward, one side of a crack sitting proud of the other, or a crack wider at one end than the other — those describe something that moved, and something that moved once can move again. That gets a structural engineer, not a caulk gun, and it belongs in a different part of the report than the cosmetic findings.

The water side matters just as much and costs far less to fix. We look at where the downspouts discharge, whether the grade falls away from the house for the first ten feet, whether there is efflorescence or a rust line on anything stored against the wall, and whether the sump runs in dry weather. Most wet Crestwood basements are wet because of something happening outside the wall.

Larger homes, and what that means for the inspection

Bigger houses are not simply more of the same inspection. They have more roof surface and more roof-to-wall intersections, they usually have two HVAC systems rather than one, they often have a finished basement level that hides the foundation walls, and they frequently have a second water heater.

Two practical consequences. First, expect the inspection to take longer — plan on three to four hours on site rather than two and a half. Electrical panels and what is actually in them

We remove the panel cover where it is safe to do so, because almost everything worth reporting is behind it. Service size, breaker and conductor sizing, double-tapped breakers, neutrals and grounds sharing a bar in a subpanel, missing knockout covers, unsecured cables, and evidence of heat — discoloration, melted insulation, that particular smell.

Panel brand matters more than most buyers expect. Federal Pacific Stab-Lok and Zinsco panels are widely reported to have breakers that may not trip reliably under fault. They are not a recall and many are still in service, but most inspectors, including us, flag them and recommend evaluation by an electrician, and some insurers ask about them by name.

Outside the panel we test GFCI protection at kitchens, baths, garages, exteriors and unfinished basements, and check for AFCI protection where the vintage of the house makes it applicable. Reversed polarity, open grounds and three-prong receptacles on two-wire circuits are common findings and are inexpensive to correct.

Attached garages

The attached garage is a small part of the house that produces a disproportionate share of safety findings, because it is where combustible storage, vehicle exhaust, gas appliances and living space all meet.

The separation between the garage and the house is the main item. The common wall and, where there is living space above, the ceiling are supposed to be a continuous fire-resistant assembly — which in practice means intact drywall with no unsealed penetrations, no missing sections behind shelving, and no pull-down attic hatch cut through it that has no rating. The passage door needs to be a rated or solid door and it needs a working self-closing device. We find those removed or disabled constantly.

Beyond separation: whether the slab drains toward the door rather than into the house, GFCI protection at the receptacles, condition of any furnace or water heater installed out there including combustion air, and the garage door itself — the auto-reverse function and the photo-eye sensors, which we test.

Radon testing in Crestwood
