Water heaters

The water heater is the single appliance most likely to be past its service life in a house that otherwise shows well. Conventional tanks commonly run eight to twelve years. We read the serial number off the data plate to date it, and we report the age whether or not the unit is currently working, because a nine-year-old tank that is heating water fine today is still a nine-year-old tank.

The safety item we write up most often is the temperature and pressure relief valve discharge. That pipe has to run down to within six inches of the floor, or to an approved location, in a material rated for the temperature, with no threads on the end and no valve in the line. We find them capped, we find them terminating four feet off the floor, and we find them plumbed uphill.

The rest of the list: whether there is a drain pan with a drain where a failure would damage finished space, whether a thermal expansion tank is present on a closed system, whether the seismic or unit straps are there in a garage installation, combustion air and venting on gas units, and corrosion at the fittings and the base of the tank.

HVAC: the data plate tells you more than the thermostat

We start at the data plate. Serial numbers date the equipment, and age is the most useful single number you can have about an HVAC system. Gas furnaces commonly run fifteen to twenty-five years, air conditioners and heat pumps twelve to eighteen. A system that runs perfectly on inspection day and is nineteen years old is a budgeting item, and it should be in your head before you negotiate.

Heat pumps are common in this area and they are also the system buyers most often misunderstand. A heat pump moves heat rather than making it, which is why the supply air feels cooler than a gas furnace's. Emergency or auxiliary heat is resistance heat strips, and it is expensive to run — a heat pump stuck in EM heat can double a winter bill without anything looking broken. We check that the changeover works and that EM heat is not simply running.

Geothermal shows up here as well, and it is a different animal: the loop field is buried and cannot be inspected visually, the desuperheater may be tied to the water heater, and service is a specialist trade rather than a general HVAC call. If the house has a geothermal system, we report what is visible at the equipment and recommend records from the installing contractor.
