Basements and foundation cracks — what is normal and what is not

Alongside the walls we read the water history: staining at the base of the block, efflorescence, a tide line on stored boxes, rusted feet on the furnace or water heater, and whether the sump pit is dry, damp or cycling. A finished basement makes that harder, and we say so plainly in the report rather than implying we saw walls we could not see.
Attic ventilation and insulation
The attic is where you find out how the rest of the house is going to age. Ventilation is a balance question, not a quantity question: intake at the soffits and exhaust at or near the ridge, roughly matched.
